Why damp is the number one enemy of a Japanese house
Japan is not humid by accident: it has a temperate monsoon climate. On the 1991-2020 normals published by the Japan Meteorological Agency (気象-chō, JMA), Tokyo averages 75% relative humidity in June, 76% in July, 74% in August and 75% in September, against 51% in January. For four months a year, the air inside an untreated house sits permanently above the threshold at which mold germinates.
That threshold is documented in Japan's own official manuals: mold (kabi, カビ, microscopic fungi) develops from roughly 60% relative humidity, accelerates sharply above 80%, and thrives between 20 and 30 °C, precisely a Japanese summer (Tokyo averages 25.7 °C in July and 26.9 °C in August). Add the tsuyu (梅雨, rainy season), which runs on average from 7 June to 19 July in the Kantō region according to JMA normals, and you get six weeks in which nothing dries.
Damp behaves differently depending on the region
Many buyers assume that heading north solves the problem. It does not: Sapporo is on average more humid than Kyoto over the year. What changes is the mechanism.

Two lessons for a foreign buyer: no region escapes humidity, and the right fix depends on the local climate. A Hokkaidō house is protected through insulation and airtightness; a Kyoto machiya (machiya, traditional townhouse) is protected first through air circulation. That is the first question to settle before opening a renovation budget, whether you are looking at a machiya in Kyoto or a countryside house.
The five sources of damp and how to tell them apart
A black stain on a wall does not tell you where the water came from. Yet the treatment changes completely depending on the source. Here are the five mechanisms, from most common to most expensive.
1. Condensation (ketsuro): cause number one
Ketsuro (結露, condensation) appears when warm, moisture-laden air touches a surface colder than its dew point. In a pre-2000 Japanese house, that cold surface is almost always the same: single glazing in an aluminium frame, an excellent thermal conductor.

The nasty variant is naibu ketsuro (内部結露, interstitial condensation): water condenses inside the wall build-up, invisibly, and rots the timber frame over years. That is why you never fit new lining over a damp wall before treating the cause.
2. Ground moisture from the crawl space (yukashita)
Many older Japanese houses sit over a yukashita (床下, crawl space) with a bare earth floor. The soil evaporates continuously towards the floor: a permanent moisture source, independent of the weather, which explains tatami (tatami) that go moldy from underneath and a cellar smell on the ground floor.
3. Water ingress (amamori)
Amamori (雨漏り, rainwater ingress) comes from a slipped kawara (kawara) roof tile, tired flashing, a cracked balcony membrane or a blocked gutter. Telltale sign: the stain is ringed, on the ceiling, and changes after every rainfall, unlike condensation, which is diffuse and seasonal.
4. Missing insulation
Japanese dannetsu (断熱, thermal insulation) was very weak for decades. Without insulation, the wall stays cold and therefore below dew point, making condensation structural. See our detailed analysis of insulation in Japanese houses.
5. Occupancy: the moisture people generate
A household produces several litres of water vapour a day. Two Japanese habits make it worse:
- heyaboshi (部屋干し, drying laundry indoors) during the tsuyu, which releases 2-3 litres of water per load into the home;
- the unflued kerosene heater (石油ストーブ), still very common, which releases roughly as much water as it burns fuel: one litre of kerosene, one litre of water into the air.
An empty house combines the worst of both: moisture sources intact, ventilation zero. That is exactly what degrades akiya left vacant.
The weak points of a Japanese house, room by room
Mold always follows the same route. Knowing these eight points saves ten minutes of viewing time and sometimes several million yen.

The special case of tatami
New natural rush tatami are highly hygroscopic: they buffer humidity, which is an asset… until saturation. A single summer in a closed house is enough for a bloom of mold to appear on brand-new tatami. The rule: never water or bleach, a dry cloth, then 70% alcohol, following the grain of the rush. What Japanese law says, and what the build year reveals
Japan legislated late, but clearly. Three texts are enough to place a property's risk level before you even view it.
2003: permanent mechanical ventilation becomes mandatory
Since 1 July 2003, article 28-2 of the kenchiku kijun-hō (kenchiku kijun-hō, Building Standards Act) has required every new dwelling to have 24-hour mechanical ventilation delivering 0.5 air changes per hour (0.3 for other habitable rooms), in response to sick building syndrome. The same text bans chlorpyrifos and controls formaldehyde through material classification (F☆☆☆☆ = no surface limit). In practice: a home built after July 2003 has permanent ventilation; an older one does not.
Crawl space: regulated height and ventilation
Article 22 of the enforcement order (kenchiku kijun-hō施行令) sets, for timber floors over a crawl space, a floor at least 45 cm above the ground and ventilation openings of at least 300 cm² every 5 metres of wall (the housing quality act, hinkakuhō 品確法, is stricter still, at 4 metres). On site, count the grilles: a 10-metre wall with no vent falls short of current standards and is almost always damp.
April 2025: energy performance becomes mandatory
Since 1 April 2025, the Building Energy Efficiency Act has required all new dwellings to meet the energy conservation standards (insulation grade 4 and primary energy grade 4). This is a turning point: new Japanese housing is finally insulated by default, and therefore structurally less prone to condensation.

Always read this alongside the 1981 seismic standard (shin-taishin): those two dates structure most of the Japanese housing stock and appear on the same sales document.
Spotting damp before you buy: the viewing checklist
This is the sequence we run at a viewing (naiken, naiken). It takes twenty minutes and costs the price of a hygrometer.
- Nose first. Walk in without speaking and breathe: a musty smell is detectable before it is visible. A house shut up for months that smells of nothing is an excellent sign.
- Measure. A ¥1,500 (≈ €10) hygrometer left for five minutes in three different rooms (living room, north room, bathroom). Above 70% indoors, there is an active problem.
- Open every oshiire and light up the back corners with a torch.
- Lift one tatami (ask permission) and look at both the underside and the boards.
- Open the crawl-space hatch (yukashita tenken-guchi, 床下点検口), often under the sink or in a cupboard. Photograph it: bare earth or slab? water marks? termite tubes? bleached timber?
- Ceilings and high corners: look for rings, especially under balconies and around ducts.
- Window frames: single-glazed aluminium? mold on the bottom seal? run-off marks on the sill?
- Ventilation outlets: present? taped over or blocked by the previous occupant? A sealed vent is a confession.
- Walk the outside: ground level higher than the floor, clogged gutters, vegetation touching the north wall, moss and algae on the cladding.
- Ask for the survey. Since the 2018 reform of the takken-gyōhō (宅建業法, Real Estate Brokerage Act), the agency must inform you that a tatemono jōkyō chōsa (bâtiment状況調査, building condition survey) is available. Have it done: a few tens of thousands of yen against several million in risk.
Expert tip. Never view only in winter. At 5 °C, summer mold is dormant, the smell disappears and stains fade. If you cannot come back, insist on dated photographs from the previous summer, or commission a filmed remote viewing following a strict protocol. Fixing it for good: solutions, sequence and budgets
The absolute rule: treat the cause before the symptom. Repainting a moldy wall without removing the source buys you six months of peace.
The correct sequence of works
- Stop liquid water: roof, flashing, gutters, balcony waterproofing.
- Dry the ground: vapour barrier and crawl-space ventilation.
- Extract vapour: permanent ventilation, bathroom and kitchen extractors.
- Warm the surfaces: double glazing or secondary window, insulation.
- Only then: fungicidal cleaning, plaster, finishes, tatami.

Public subsidies
National energy-renovation grants (especially for windows and insulation) exist and are renewed and renamed almost every year. Check which scheme is running in the year of your works with the town hall (yakusho, 役所) and your contractor, since only registered companies can file the application. Some rural municipalities add a specific grant for bringing akiya back into use.

Worked example: a 1975 kominka bought for 6 million yen
Take a case typical of what we see in accessible rural areas: a 1975 kominka (kominka, traditional old house), 95 m², fifteen minutes from a station, vacant for three years, listed at ¥6,000,000 (≈ €40,000).
The diagnosis
- Bare-earth crawl space, two of three vents blocked by backfilled soil;
- No permanent ventilation (built before 2003);
- Single-glazed aluminium on the six main openings;
- Visible mold in two oshiire and on the north wall of the tatami room;
- Two gutters detached, no sign of roof ingress.

How to read this. Fully treating the damp costs ¥1,742,000 (≈ €11,600), or 29% of the purchase price: a typical ratio for a vacant pre-2003 house. The technical objective is simple and measurable: keep indoor relative humidity below 60% all year round, with a connected hygrometer so you can verify it remotely.
Why it pays off. A healthy house can be let, furnished and photographed; a damp one supports neither a decent long-term tenancy nor short-stay rental. With a record 42.7 million visitors in 2025, the income gap between the two keeps widening, provided you stay within the legal framework, for example the minpaku licence capped at 180 nights. One financial caveat: these works are paid in cash. Japanese mortgages remain restricted to salaried residents of Japan, and buying property grants no residence rights.
Common mistakes to avoid
- Blocking ventilation outlets because they let cold air in. This is the leading cause of mold in newer Japanese homes, which are designed to breathe permanently.
- Switching off the 24-hour ventilation to save money. It costs a few hundred yen a month; repairing moldy plaster costs a hundred times more.
- Lining or painting a wall that is still damp. The mold restarts behind the new lining, invisibly, and attacks the frame.
- Treating tatami or timber with bleach. It discolours the rush, attacks the fibres and does not kill spores at depth: use a dry cloth, then alcohol.
- Drying laundry indoors without extraction. One load releases 2-3 litres of water into the home.
- Shutting the house up between stays. An unventilated second home can go moldy in a single summer: plan timed ventilation, a dehumidifier with continuous drainage, or a monthly visit through remote property management.
- Ignoring the crawl space. It is the least pleasant place to inspect and the most decisive: damp, termites and the state of the frame are all visible at a glance.
- Relying on the seller's warranty. On an older property sold by a private individual, liability for non-conformity (keiyaku futekigō sekinin, keiyaku不適合責任) is very often limited to a few months or excluded by contract: read our article on hidden defects in Japan before signing.
Conclusion: a healthy Japanese house is one that breathes
Japanese humidity is not a curse, it is an input: 74-76% relative humidity for four months a year in Tokyo, mold that starts at 60%, and a housing stock mostly built before the 2003 ventilation requirement. A property that ticks three boxes (watertight against rain, crawl-space soil sealed from evaporation, air renewed continuously) lasts, whatever its age or style.
Practically: date the construction before viewing, measure humidity on site, open the crawl space, cost the treatment before making an offer, and use the survey to negotiate. Frequently asked questions
Do all Japanese houses have mold problems?
No. The risk depends mostly on build year and maintenance. A home built after July 2003 has mandatory permanent mechanical ventilation, and since April 2025 new builds must also meet insulation standards. The risk is concentrated in older, poorly insulated stock that has stood vacant.
What indoor humidity level should you aim for in Japan?
Aim for 40-60% relative humidity indoors all year. Below 60%, mold does not develop; above 80%, its growth accelerates sharply. A hygrometer costing a few euros is enough to drive your ventilation and dehumidifier decisions.
Can you leave a Japanese house closed up for months?
Not without precautions. A house shut through a Japanese summer can grow mold in a single rainy season. Leave the permanent ventilation running, install a dehumidifier with continuous drainage, and have someone check the property monthly.
Is mold a hidden defect under Japanese law?
It depends on the contract. Since the 2020 reform the concept is contractual non-conformity liability, but for an older property sold by a private individual it is often limited to two or three months, or excluded outright. Hence the importance of a building survey before signing.
How much does treating damp in an akiya cost?
Typically ¥1-2 million (roughly €7,000-13,000) for a full treatment: crawl-space vapour barrier and ventilation, permanent ventilation, secondary windows and surface repairs. A roof renewal can push the bill well beyond that.
Do new Japanese houses get mold too?
Far less, but yes, if occupants seal the vents or switch off the 24-hour system. A recent home is designed as a single airtight, ventilated system: disabling the ventilation removes the lungs of the house.
Do I need a dehumidifier or better ventilation?
They do different jobs. Ventilation removes the vapour produced continuously and costs very little; a dehumidifier tackles one specific hotspot, such as a north room or an empty house. Always start with ventilation, which treats the cause.
Does mold attract termites in Japan?
Indirectly, yes: Japanese termites seek damp timber, and a poorly ventilated bare-earth crawl space provides exactly their preferred conditions. Treating sub-floor moisture is therefore also the best termite prevention available.
