Data bank of akiya and affordable homes in Japan

Machiya for sale in Japan

The machiya (町家) is Japan's traditional townhouse: a narrow wooden-lattice facade, a deep plot, an inner garden (tsuboniwa). Kyoto concentrates most of the market: more machiya are demolished than restored, which makes it a rare heritage asset, much sought after for guesthouses. Median price on our catalogue: $464,423 (106 active listings, re-crawled daily).

The machiya market in 2026

Most of the supply sits in Kyoto's historic wards (Higashiyama, Shimogyō, Kamigyō, Nakagyō) and in the more affordable south (Minami, Fushimi). An unrenovated central machiya usually trades between 20 and 40 M¥; renovated and licensed, well beyond. Machiya under 10 M¥ exist too, further out or needing a full restoration: renovating traditional timber often costs $1,100 to $3,200/m², and that is the real budget line.

Machiya and short-term rental

Kyoto is one of Japan's most restrictive cities for minpaku: in residential zones, Airbnb-style rental is only allowed roughly from mid-January to mid-March. Operating year-round requires a 旅館業 (ryokan) or 簡易宿所 licence, which needs compatible zoning: exactly what every immoJapon listing analyses (用途地域 zoning + 180-day / 365-day feasibility).

Frequently asked questions

Can a foreigner buy a machiya?

Yes, with the same rights as a Japanese national: no prior authorisation, and you can buy while remaining a non-resident. Purchase costs stay at 6% of the price or less; without residency in Japan, purchases are usually made in cash.

How much does a machiya in Kyoto cost?

Most unrenovated central machiya trade between 20 and 40 M¥, less on the outskirts, and clearly more once renovated. Add the renovation itself: often $1,100 to $3,200/m² on traditional timber.

Can you run an Airbnb in a machiya?

Not everywhere: Kyoto strongly limits minpaku in residential zones. Year-round operation requires a 旅館業 or 簡易宿所 licence and compatible zoning: checked listing by listing on our pages.

Are the listings up to date?

Yes: the sources (Kyoto machiya specialists among others) are re-crawled every day, sold properties are marked as such and scores recomputed nightly.
