What this budget level changes
Between $50,000 and $100,000 you find houses whose structure has already been redone (roof, frame): the works budget then goes to comfort (insulation, bathroom, kitchen). You also find machiya outside Kyoto's central wards and genuine resort-town houses around Atami. Purchase costs stay at 6% or less; without residency in Japan, purchases are made in cash.

Can I aim for a guesthouse on this budget?
It is the right level to consider it: purchase plus a targeted renovation stays under $200,000 in most countryside areas. The licence (180-night minpaku or 簡易宿所) depends on zoning: every immoJapon listing states feasibility.
Do I need a mortgage?
Without residency and a salary in Japan, a Japanese mortgage is in practice out of reach: foreign buyers pay cash. A few « foreigner-friendly » banks lend under conditions, capped around 50 to 70% of the value.
Are the displayed prices reliable?
They are the prices published by the Japanese agencies, re-crawled daily; sold properties are marked as such and price drops shown. When an agency publishes no price, we write « Price on request », never an invented figure.
