
In the heart of Ōsaka (Chūō-ku, Tanimachi 7, a 10-minute walk from Dōtonbori), this large 3-storey house (113 m², up to 10 guests) was bought in August 2025 to seize a regulatory window. Ōsaka had an exception: the Tokku Minpaku (special-zone) licence was easy to obtain anywhere in the city, allowing 365-day Airbnb even in residential areas. After nuisances and neighbour complaints, the city decided to stop issuing them, with a ban planned for June 2026. I set up the project before the deadline to keep a now-rare licence: an asset that durably increases the property's value.
