Buying property in Wakayama (和歌山)

Wakayama (和歌山県) covers the southern Kii peninsula, south of Osaka. It is now immoJapon's largest prefecture by volume, and one of the cheapest: houses start at a few hundred thousand yen. A land of pilgrimage (Mount Kōya, the Kumano Kodō, both UNESCO World Heritage), coastline (Shirahama) and citrus groves, it combines a tourist coast with a depopulating rural interior: exactly the conditions that produce akiya.

The towns we track

Stock is concentrated in Kainan, Tanabe, Kinokawa, Gobō, Wakayama City, Arida, Hashimoto, Shingū and Iwade. The north (Hashimoto, Kinokawa, Iwade) is the most accessible from Osaka and retains genuine daily life; the south and the interior (Tanabe, Shingū, the Kumano valleys) offer the lowest prices, at the cost of isolation. Judge the station, the shops and the road before the asking price: that is what will determine whether you can resell or rent.

What to check here in particular

Three points recur in this prefecture. Buildability first: many rural plots sit in 市街化調整区域 zones, where rebuilding is restricted. Natural-hazard exposure next: the Pacific coast of Kii is covered by tsunami prevention plans and heavy-rainfall risk; check the municipal hazard map before making any offer. Building condition last: a humid climate, termites (shiroari) and ageing roofs are the norm on these houses. For short-stay rental the national baseline applies: minpaku 180 nights, or a ryokan-gyo licence to operate year-round where zoning allows.

Frequently asked questions

Why is Wakayama our largest prefecture?

Because this is where genuinely for-sale, publishable vacant houses are concentrated: ordinary homes, with photos and prices, in a depopulating rural prefecture less than two hours from Osaka.

What prices are found here?

The lowest band in our catalogue: from a few hundred thousand yen to around twenty million. The decisive budget is renovation, not the purchase price.

Can it be run as a guesthouse?

It is plausible near the pilgrimage sites and on the coast, subject to zoning and licensing (kan'i shukusho or minpaku 180 nights). Feasibility is stated property by property on our listing pages.
