Buying property in Shizuoka (静岡) — Atami & Izu

After Kyoto, Shizuoka is immoJapon's second prefecture by volume — mainly Atami and the Izu corridor (Itō, Tagata). Dominant profile: houses and villas, often already run as short-stay (onsen, sea views). Fewer machiya than Kyoto; the filter is build condition, licence and tourist seasonality.

Atami and the Izu coast

Atami holds most tracked listings: a hot-spring town ~50 minutes from Tokyo by shinkansen, with villas and houses already let in season. Itō and Tagata add more affordable — sometimes more isolated — stock. Check station access, slope, car access and hazard maps (quake / coastal tsunami) before any offer.

Licence and yield — stay cautious

The national baseline applies: minpaku 180 nights, or a ryokan-gyo licence for 365 days if zoning allows. Seller revenue statements (see our Atami onsen villa case study) help but do not replace a cautious model: seasonality, OTAs, costs and works. Every immoJapon page shows score and assumptions — Premium unlocks the source link.

Frequently asked questions

Why Shizuoka on immoJapon?

It is the 2nd publishable stock after Kyoto (mostly Atami) — houses/villas, often already in short-stay use.

Do you need an onsen to make returns?

No. An onsen helps marketing; location, licence and build condition matter more.

How do I track new Atami listings?

Filter the catalogue on Shizuoka, or go Premium for prefecture alerts.
