Tokyo dominates the Japanese market by value: prices per m² are well above Kyoto or Osaka, especially in central wards (Shibuya, Minato, Chiyoda). Supply is dominated by apartments (mansion) rather than detached houses, with a high share of recent builds meeting the latest seismic codes.
Airbnb regulation
The national baseline applies: minpaku (Private Lodging Business Act) capped at 180 nights a year, unless a ryokan-gyo licence (365 days) is obtained. Some Tokyo wards (Ōta-ku, with its own Tokku zone) have their own local ordinances to check case by case.
